While we’re still doing pretty well compared to our neighbors in California, let’s face it – Vegas isn’t cheap. We can find a great Happy Hour deal, a cheap late-night taco, or a great deal at a vintage shop…but where do we live? If you’re looking for places that give you the most bang for your buck, here are our top 5 affordable neighborhoods in Vegas.
Sunrise Manor

Probably the most popular option is Sunrise Manor. Located east of the Strip, this area offers a mix of older, more established homes and newer developments. It’s known for its relatively low median home prices and convenient access to the Sunrise Mountain Recreation Area – great for nature lovers. While it’s not the trendiest spot (yet), it provides a sense of community and a quieter pace of life.
Affordable condos can be found from $150k.
Centennial Hills

Up in the northwest corner, Centennial Hills is another major favorite. With median home prices hovering around $439,000, it offers affordable single-family homes. It also has great parks and a super family-friendly vibe. It’s consistently ranked as one of the safer neighborhoods in the valley. The Strip is about 25 minutes away, so it’s perfect for those looking for a quieter lifestyle.
East Las Vegas / Whitney

If you’re looking at a budget-friendly spot that’s still close enough to the hustle & bustle of Vegas, this is probably the affordable neighborhood for you. Though it’s close to the action, it still has a fair amount of affordable options, both for renting and buying. The area has a young population with a median age around 31 and a strong, tight-knit community feel. It’s also a great spot for authentic Mexican food.
Sun City Summerlin

Sun City Summerlin is Las Vegas’s most active 55+ neighborhood, with reasonably priced homes. Nestled within a larger master-planned area just 15 minutes from the Strip, here you can enjoy stunning valley views and great on-site amenities. You’re also just a stone’s throw away from hundreds of local parks, trails, and malls.
Lone Mountain
Lone Mountain is a great choice if you’re looking for an affordable neighborhood that puts you right by fantastic nature. It offers a peaceful, “country-in-the-city” lifestyle that feels worlds away from the neon lights of the Strip. It’s known for its low-density vibe and larger lot sizes, so the area is a haven for outdoor enthusiasts. Besides, it remains highly convenient, sitting just a short drive from the shopping, dining, and daily amenities of nearby Downtown Summerlin and Centennial Hills.
